PROJECT BUDGET: Approximately $50 million for infrastructure improvements.

 

PROJECT SCHEDULE8 year (2002—2010) period.  Approximately six phases have been completed and the next phases are in planning and design phase.

 

PROJECT SPECIFICS: Engineering, design, permitting and construction administration for infrastructure improvements within a 1,100 acre planned mixed use residential and commercial community.  The project is centered around an existing 62 acre mountain lake which is the focus amenity for the project.  A major design consideration for the project was the addition of walking trails, sidewalks and other pedestrian friendly construction.

 

PROJECT CHALLENGES:  The property was purchased in late 2001 from the BASF Corporation by the current owners.  The property had to be carefully evaluated for the placement of residential, commercial and industrial components to fit within the existing community.  The property also has extreme topographic changes from the lake to the top of Scott Mountain.  Provision of roads and other infrastructure had to be carefully planned so as not to disrupt the natural beauty of the property.
